What is a commercial roof coating?
A commercial roof coating is a liquid membrane rolled or sprayed over an existing roof. It cures into one continuous, seamless surface with no laps or fasteners. On a low-slope building it seals the seams and penetrations where water gets in, and if it is a white reflective coating, it also pushes solar heat back off the building.
It is a restoration, not a repair patch and not a new roof. Done on the right roof, it adds ten years or more of service life without a tear-off.
The symptom: the roof is not failing, but it is not right either
Most owners come to coatings after a few small leaks, some ponding after storms, chalky faded membrane, or seams that have started to lift at the edges. Nothing has collapsed. But the repair calls are getting more frequent, and each one costs a little more than the last.
The problem: patching buys weeks, not years
Every patch is a new seam. Seams are where commercial roofs fail. So the more you patch, the more edges you create for water to work into, and the harder it gets to find the actual source the next time the ceiling stains.
Meanwhile the underlying issue, an aged membrane with no UV protection left, keeps getting worse everywhere at once. You are fixing single points on a surface that is failing as a whole.
The solution: seal the whole surface at once
A fluid-applied system treats the roof as one plane. The process is straightforward:
- The roof is cleaned and any wet insulation or damaged decking is removed and replaced.
- Seams, laps, fasteners, curbs, and drains are detailed with reinforcing fabric and base coat.
- A base coat and top coat are applied over the full roof, creating a monolithic membrane.
Acrylic systems are the workhorse for most commercial buildings. They handle UV well, they are highly reflective, and they can be recoated at the end of the cycle instead of torn off, which is what keeps the long-term cost down. Which roofs can be coated
Coatings work over metal, EPDM, TPO, modified bitumen, built-up, and spray foam, as long as the substrate is sound and dry.
They are the wrong answer when the deck is structurally damaged, when the insulation is saturated, or when the existing membrane has separated from the deck. Coating over trapped moisture seals the water in and creates a bigger problem than the one you started with. A contractor who will not check for that is not doing the job.
